The roof may need to be refinished with a protective coating. 

The edges of the roof appear to be breaking down. 

If possible, get a good look at the thin edges of the roofing panels. When panels of a metal roof start to wear down, the damage usually shows up along the edges first. While worn or deteriorated edges may be concerning, the damage may not always mean the entire roof has to be replaced. It is relatively common for certain panels to break down if something is wrong with the gutter system or water is not draining away from some points of the roof properly.
